Local Land Charges Service

We process all local authority searches for property transactions within the borough. We work with solicitors and Personal Search agents, and some members of the public who do their own conveyancing. We process searches sent to us in the post or DX or electronically.You can submit electronic searches via NLIS (this link opens in a new window).

 

What you can expect from us

Our replies to the CON29 enquiry form aim to be clear. As part of the reply you will receive:

  • a GIS map showing the property that is being searched, Unitary Development Plan information, road schemes within 200 metres, and other useful information; and
  • a set of explanatory notes. The notes contain details of the Unitary Development Plan policies.

What we need you to do

We will return all search applications that have not been filled in correctly. To avoid this, please make sure that:

  • you enclose the correct fee
  • the description or address is as clear as possible, with the land to be searched against outlined on a plan;
  • the cheque is correctly completed and made payable to The London Borough of Sutton; and
  • you use the correct search forms. Please note that from 1 August 2007 searches submitted electronically via the NLIS hub will be on the the new CON29(R) 'Required' Enquiries and CON29(O) 'Optional' Enquiries forms. For searches received via post/DX/hand on or after 1 August 2007 the replies will be given to the new revised forms even if the request is submitted on the old forms. (Please note that we do not supply forms. You can get them from a law stationers or solicitors.) Should any search submitted on the old CON29 (2002) form be required for inclusion in a HIP it is essential that it should be accompanied by a covering statement containing the information required in Box E of the revised CON29(R) as detailed in the HIP regulations.
