The Planning system aims to deliver a better quality of life for all by delivering the right development, in the right place at the right time. Good planning makes a positive difference to people's lives by meeting the need for homes, jobs, community facilities and shopping while protecting the environment. There are two sides to planning, dealing with planning applications, and preparing policies.

Planning Applications and Related Works
Individual planning applications are dealt with by Development Control. Development Service is responsible for processing planning applications, Listed Buildings, Conservations Areas and Advertisement Consents. We also deal with applications for works to protect trees (Tree Preservation Orders) and trees located with Conservation Areas. Where development takes place without consent, investigations are undertaken by the Enforcement Team.

Planning Policy
The Council's policies used in determining planning applications are prepared by the Strategic Planning team in consultation with the local community. The Council is currently preparing Sutton's Local Development Framework (LDF) for the future development of the Borough, which will eventually replace the existing Sutton Unitary Development Plan (UDP) adopted in 2003. Visit the Strategic Planning pages to view or download copies of planning documents and for details of how to participate in the planning process.

Heritage Designations
The London Borough of Sutton has a rich quality of heritage areas and buildings, which the Council seeks to protect and enhance through various types of heritage designation. These areas and buildings are designated in accordance with government regulations and English Hertage advice. Furthermore, the Council is currently conducting a review of the Conservation Areas, as set out using the link below. The following types of heritage designations are contained within the Borough.
Wandle Valley Regional Park
Residents, community groups and local businesses were recently invited to comment on plans for a new regional park in the Wandle Valley, South London (comments closed on 31 March 2008).
Environmental charity Groundwork London launched a new website www.wandlevalleypark.org.uk to enable consultees to comment via an interactive map A Vision for the proposed Wandle Valley Regional Park will be published in the summer.
The park, which would extend from the upper River Wandle in Croydon, through Sutton, Merton and Wandsworth, would provide over 3,000 hectares of connected green space and built areas near the river. Its development forms a key part of the Mayor’s London Plan, a central part of which is the creation of ‘joined-up’ green spaces in the capital.
The development phase for the Wandle Valley Regional Park is being co-ordinated through a partnership between Groundwork London, the Greater London Authority (GLA), the Wandle Forum, the South London Partnership and the London Boroughs of Sutton, Croydon, Merton and Wandsworth.
