The 14 Conservation Areas within the Borough, identified in Sutton’s Adopted Unitary Development Plan (UDP) and Proposals Map, have been designated because of their special historical, architectural, townscape and landscape qualities. Designation aims to protect an areas character and appearance by managing change in a sympathetic way, which is conducted through Town Planning Legislation and Local Planning Policies. There are some additional planning controls in Conservation Areas, such as Article 4 Directions, and certain trees are given added protection. Therefore, it is advisable to check with the Planning Department before considering any alteration or demolition to a property within a Conservation Area. The Conservation Areas are listed below.

The Council is currently conducting a review of these Conservation Areas to gain a better understanding of the historical and architectural quality of these areas to ensure that they are protected and where possible enhanced. This review will involve the preparation of up-to-date Character Appraisals and Management Strategies for most of the Conservation Areas, which should be reviewed every 5 years. In accordance with government requirements, the Council will be preparing Character Appraisals for two Conservation Areas per year and these should be reviewed every 5 years. All character appraisals will be subject to public consultation prior to adoption and subsequently form the basis for the preparation of management plans for each area. Furthermore, these character appraisals and management plans will be used as supporting information for the preparation of the Council’s emerging Local Development Framework.
