Planning Brief for Cheam Village (Elizabeth House Sheltered Scheme)

Sutton Council is committed to providing the right accommodation for local people in later life and other special needs. The Council has adopted a Planning Brief to guide future development of the Sheltered Housing Site in Cheam Village.

The council plans to redevelop the Sheltered Housing Site in Cheam Village – to include 1-36 Elizabeth House, Park Lane; 1-32 Mickleham Gardens; 1-12 Pond Hill Gardens; 1-3 Cheam Park Way; and 23, 25 and 27 Malden Road - so that it can better meet the needs of older people and vulnerable adults in the community long into the future.

The Planning Brief for the site was adopted as a Supplementary Planning Document on 14 September 2009, following public consultation between 22 April and 2 June 2009, and provides planning guidance to assist the redevelopment of the site. It sets out:

  • A summary of the planning policy context, including reference to other Development Plan Documents in the council's Local Development Framework
  • An analysis of the site and its context, in particular the issues relating to the enhancement and preservation of the Cheam Village Conservation Area
  • Key issues and opportunities affecting the redevelopment of the site
  • An approach for its future development and a range of principles governing housing, building heights, views, sensitive edges, landscape and public realm, sustainable design and construction, density, movement and transport, parking and recycling and refuse
