In order to know how much your Local Housing Allowance (LHA) will be, you need to know which Broad Rental Market Area (BRMA) your house or flat is located in.
Sutton has two BRMAs. The majority of Sutton is in the Outer South London BMRA with the remainder of the borough situated in the Outer South West London BRMA. Please note: the rent officer is responsible for fixing the BRMAs and the LHA rates, not the council. LHA rates are set in April for the year.
From 6 April 2009, LHA rates were capped at the four bedroom rate for all new claims. This means that no new customers will be able to receive LHA rate for more than five bedrooms.
