The London Borough of Sutton is delivering a new housing development scheme at 71–75 Westmead Road, Carshalton, following the grant of planning permission. The development will provide 34 new council homes for social rent, supporting the Council’s housing delivery programme and the priorities set out in Ambitious for Sutton.


The site at 71–75 Westmead Road, located in Carshalton Central ward, was previously used as a timber yard. The Council has acquired the site to enable the direct delivery of new council housing and to improve the appearance and use of this part of Westmead Road.
The development
The approved redevelopment will deliver 34 high-quality, energy-efficient homes, including wheelchair-adapted and family-sized properties, designed to meet a range of housing needs. Homes are intended to be built to Passivhaus design standards, helping to reduce energy use, carbon emissions and fuel bills, while improving comfort and accessibility for residents.
The scheme has been carefully designed to respect the character of the surrounding area, with enhanced landscaping and public realm improvements along Westmead Road. In addition to new housing, the scheme will support the local area through investment and construction-related employment, training and apprenticeship opportunities, helping to maximise the value of the Council’s investment for Sutton residents.
