Sutton Council to increase number of council homes in town centre

Sutton Council has taken significant steps to address London’s housing crisis following recent decisions on two of its flagship regeneration projects.
The Elm Grove scheme, located at the northeastern end of Sutton High Street and delivered in partnership with Lovell, is set to replace 73 outdated 1970s properties with 276 modern, energy-efficient homes. Crucially, 50% of the new homes at Elm Grove will be designated as council housing, directly addressing the critical demand for council housing in Sutton where families in Temporary Accommodation have increased to over 1,100 in recent months.
The regeneration will also help to transform the northern end of Sutton Town Centre by delivering improvements to public spaces, more greenery and a new pedestrian-friendly east-west link from Throwley Way to the High Street.
At the southwestern side of Sutton High Street, the Beech Tree Place development has changed from a mixture of 35 shared ownership and 57 Council rental homes to a fully rented scheme following a recent decision by Sutton’s Housing, Economy and Business Committee.
This will increase the supply of council homes in Sutton, with the majority of the 35 additional properties being used to help households currently in temporary accommodation.
Councillor Jake Short, Chair of the Housing, Economy and Business Committee of Sutton Council, said: "These decisions mark a crucial step forward in the Council's commitment to delivering much-needed high-quality, sustainable, and affordable homes for people in Sutton.
“It also shows how we’re addressing the housing crisis head-on while transforming our town centre, helping High Street businesses with increased local footfall. We’re also asking people to share their views on improvements to our town centre public spaces and I encourage anyone with an interest to take part.”

Construction at Beech Tree Place is expected to be completed by June 2026, while at Elm Grove, the first homes are expected to be completed in 2028.
