Elm Grove Estate Regeneration

On 15 March 2024 the Council submitted its outline planning application for the redevelopment of Elm Grove, including the site 216-220 High Street. Elm Grove was included as an allocated site (STC45) for regeneration in the adopted Sutton Local Plan (2018) and is a key site in the Sutton Town Centre Masterplan (2016). 
 
The proposed development will provide new homes and amenities, including a new pedestrian route linking Sutton High Street with Throwley Way. It also proposes the retention and refurbishment of the existing mixed use commercial building at Market House (216-220 High Street) to provide improved community and commercial spaces.
 
The proposal includes new high quality and sustainable homes to meet the needs of all residents. A mix of housing types including family-sized accommodation and replacement homes for existing residents, alongside new private and additional affordable homes will ensure a mixed and inclusive community. Building heights are 4 - 6 storeys with taller marker buildings located on Throwley Way. Proposed designs improve the public realm creating open green spaces, play spaces for all ages, private gardens, terraces, courtyards and balconies along with residents' cycle and car parking spaces.
 
The initial phase of the development works are due to commence on site by Spring 2025, subject to planning approval.
